Apartment Prices Rise to €4,570 per Square Metre as Private Buyers Continue to Lead Andorra’s Property Market

Individuals remain the main buyers in the Andorran real estate market

Andorra’s property market recorded another increase in prices during the second quarter of 2026, despite a decline in the number of transactions.

According to data released on Thursday, the average price per square metre of apartments sold reached €4,569.7, up 0.2% compared with the same period last year, when the average stood at €4,559.9.

At the same time, the number of real estate transactions fell by 11.8% compared with the second quarter of 2025. However, when looking at the accumulated figure over the previous 12 months, transactions were still up 5.1%.

Number of Transferred Properties Falls by 35%

The data also show a sharp decline in the number of properties transferred, which fell by 35% year-on-year.

Almost every category recorded a decrease, with the exception of commercial premises and warehouses, where the number of transactions increased by 60%.

In terms of the economic value of the properties transferred, the figure also decreased by 17.3% compared with the same quarter of the previous year.

The total surface area sold also fell, declining by 10.6% year-on-year.

Individuals Continue to Dominate the Market

Individuals remain the main buyers in Andorra’s property market, although their acquisitions decreased by 19.3%.

Of all transactions carried out by individuals, 77.4% involved residents, while the remaining 22.6% were made by non-resident buyers.

Purchases by legal entities fell sharply by 58.6%. Most transactions involving companies were carried out by companies fully owned by residents, accounting for 74.9% of purchases.

Buyers Aged 30 to 59 Account for Most Transactions

By age group, people between 30 and 59 years old remain the most active in Andorra’s property market, accounting for 64.4% of all properties acquired.

By nationality, all major categories of buyers recorded declines. Nevertheless, Spanish citizens remain the largest group of non-resident buyers.

One of the most significant changes was the sharp fall in purchases by Portuguese buyers, whose acquisitions decreased by 54.7% compared with the second quarter of 2025.

By gender, purchases made by men fell by 27.6%, while acquisitions by women decreased by 8.6% year-on-year.

The latest figures therefore point to a property market in which prices continue to rise slightly despite a significant reduction in transaction volumes, while private individuals remain the dominant force among buyers.
